This position reports directly to the owner and is responsible for ensuring the smooth daily running and management of the company. This includes fielding phone calls and directing them to the appropriate person and providing support. This role keeps everything running on time by following checklists and procedures to move deals through our pipeline while providing outstanding communication to customers, title company, and co-workers. The ideal person loves executing checklists, talking with people and following procedures, enjoys a fast-moving day with varied tasks, likes multitasking, and is incredibly trainable.

Lead Management:

Qualify all our inbound seller leads, schedules appointments for our acquisition's reps, and nurtures existing leads within our CRM. Once a lead is on the phone, it is this position's responsibility to gather information relevant to the potential acquisition of the property. During the phone conversation, this position is expected to do basic lead qualification and determine the reason for the potential sale, and the urgency of the opportunity. When as much information as possible has been gathered, this position is expected to move the lead to the next step or set up and schedule appointment for the Acquisition Representative.

Compensation:

$15/hour plus bonuses. We compensate our lead managers with a base hourly + bonuses. Bonuses are earned wherever we close on a property that the lead manager was a part of. Bonuses can add up to an extra $5,000 to $15,000 per year on top of the base hourly.

Bonus Structure:

Position will receive a bonus of $100 for every house they are involved with during the buying and selling process.

Responsibilities:
--- Handle all incoming/outbound marketing calls
--- Build a quick rapport with sellers, gather information
--- Set appointments
--- Database management
--- Handle returned mail
--- Regularly check sites and other listing for potential sellers
--- Continual follow up with leads
--- Sending out offers

Qualifications:
--- Real estate experience is not required - however it's a bonus.
--- The ability to speak to and work with sellers of homes in distress.
--- This position must be available 40 hours per week.
--- Must have reliable transportation, laptop and a smartphone.
--- This position is Monday - Friday from 9am to 5pm CST.
--- Ability to multi-task. Highly organize. High attention to detail.
--- Speaks and writes in fluent English.
--- Enjoys talking with people.

Technical Skills needed:
--- Be able to learn our CRM (Customer Relationship Management) software quickly, and be able to use it with minimal supervision.
--- Strong Microsoft word and Excel skills.
--- Ability to follow processes and implement systems.
--- Ability to document procedures/policies.
--- Strong computer skills.
