POSITION: Commercial Property Maintenance Technician Montgomery, Delaware, Chester County Suburbs & Philadelphia DEPARTMENT : Maintenance Department/Property Management Division SUPERVISOR(s) : Maintenance Manager, Property Manager JOB SUMMARY : Maintains safe and efficient operations and performs daily upkeep of the properties' buildings, suites, grounds, HVAC equipment, plumbing, electrical, carpentry, Fire Life Safety systems, painting, tenant work orders, and all other property assets in a supportive maintenance/repair/handyman role. Effectively works with third party contractors and vendors. Actively and willingly participates in a "on-call" rotation during off hours, weekends and holidays. Daily travel to various properties within approximate 45-mile radius requires personal vehicle (standard mileage reimbursement rates apply for mileage/wear & tear). _____________________________________________________________________________________ ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel. --- Responsible for the daily repair and upkeep of all areas/aspects of the properties, which may include: Plumbing: minor repair, replacement and/or installation of faucets, pipes, hot water tanks, toilets, etc. HVAC : routine maintenance and minor repair of HVAC equipment/RTU's, etc. Electrical : repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights Drywall repair Painting : exterior/interior painting --- Responsible to maintain the grounds and assist the landscaping/snow removal/sweeping contractors on daily basis. --- Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company. --- Responsible for the supply, cleaning and upkeep of all personal and company tools required for maintenance tech position by management company and affiliated companies. --- While on site, responsible for reporting unusual, suspicious or extraordinary circumstances regarding the property, employees, contractors, tenants and/or visitors. --- Responsible for wearing and maintaining the required property uniform and insuring a professional appearance and attitude at all times. --- Responsible for courteous, efficient response to tenants, contractors, management, and ownership at all times. --- Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. --- Responsible for thorough knowledge of management company policies and procedures. --- Responsible for seeking educational opportunities and self-improvement for personal growth and development. --- Customer service: includes professional, prompt and courteous correspondence with tenant when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services. --- Time management: includes maintaining an organized scheduling and tracking system, usually on a computer, to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency. --- Responsible to be available to work on an on-call basis and respond to after-hour property emergencies when necessary. --- Responsible for any other maintenance responsibility(ies) the Property Manager and/or maintenance manager may feel necessary to ensure the cleanliness, safety and security of the commercial assets, their tenants and visitors. _____________________________________________________________________________________ QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and/or EXPERIENCE : High school diploma or general education degree (GED); or at least five years related experience and/or training; or equivalent combination of education and experience. LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Comprehension/interpretation of blueprints/construction documents a plus. MAINTENANCE EXPERIENCE : at least 3 to 5+ years commercial property maintenance and/or apartment community maintenance experience is a must. Applicants with experience working for a commercial plumbing/HVAC/electrical contractor will also be considered. MATHEMATICAL SKILLS: Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of weight, measurement, volume, and distance. REASONING ABILITY : Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. CERTIFICATES, LICENSES, REGISTRATIONS : HVAC certification is preferred; other industry certifications a plus; Certified Apartment Maintenance Technician (CAMT) is also helpful in this position. While performing the duties of this job, the employee is regularly exposed to outside weather conditions. The noise level in the work environment is usually moderate. TRAVEL: Applicant must be willing to travel daily from property to property, all within 5 to 45 miles within the Philadelphia/Suburban area (and will be reimbursed accordingly from leaving first property to the arrival at last property). Workload, service calls and project schedules will dictate where technician will spend the day/week. Some days may be spent at one property (requiring no travel), while other days may require traveling to two/three/four properties, depending on property activity, weather/season, staffing, etc. Property visits and daily/weekly schedule will be decided upon in advance each week with supervisor based on the aforementioned variables.
